President’s Report:
Ron Scott stated we have resolved the issue with the zoning and county commission of lots being less than half acre to build. We are now exempt in their requirements because we have our own setbacks and right of ways set in the Restrictive Covenants for Grand Valley Lakes. Now we are looking into combining some of our lots into bigger lots to sell so property owners can build a bigger home. As of now, Lots of Resolution has been resolved and is a win for Grand Valley Lakes.
Ron Scott stated the lot on Grand Valley Drive is still being cleaned up. They have asked for an extension until April 30, 2024 and this was approved.
Ron Scott asked Tiffany Rustin about the Easter Egg Hunt. She stated it is March 30 at 1:00 at the Taylor Farm (across from the helipad).
Ron Scott stated the board has decided to have the fireworks on July 4, 2024 which is on a Thursday this year and the boat parade on Saturday July 6, 2024. Also, the fire department BBQ fundraiser will be that Saturday.

Old Business:
Ron Scott gave an update on the ARP stating we have begun the process and made our first payment on our water meters. We also have an engineering firm TLM out of Jackson, TN that has been approved by TDEC. We had water meter vendors come out and look at the property. On March 26, 2024 at 10AM we will open bids for this project.

Stuart Farmer gave an update on the road paving stating we have serious pothole damage from the winter storms. Our previous list for the roads and coves we had scheduled for chip and seal is probably not going to happen. We need to fix the damage from the storms first. We ran into an issue with the contractor we had so we are working on a new proposal with a new contractor to do the work. The green paint on the streets is marking areas for paving repair.

David West gave an update on GVL 2025 stating of the 27 items 10 are complete, 12 in progress, 5 not started (2 of those have been canceled). We will carry over into the next year with the 12 in progress and 3 not started. Within the next year we will have another town hall meeting for new projects.

New Business:
Ron Scott announced a Real Estate Marketing Plan. We are looking into an option of having a realtor come in and to possibly combine some lots to acre size lots giving people the opportunity to build bigger homes and at the same time, continue to grow the revenue for Grand Valley Lakes.

Architectural Committee:
None

Staff reports:
Tom Wein stated the security gate on the member side was up for about a week because of a part needed; it has been fixed. A new guard has been hired.
In maintenance we are repairing the fence at well 1 with the Men’s Club help. Parts came in for the side hog. We will open the beach bathrooms soon, and we are working on gravel roads. FYI status, the lake will be lowered in December 2024, so if you want to do any work on seawalls, docks etc. get your plans together before this happens to get variances approved in advance.

Club Reports:
Ladies: Nancy Burke stated they meet at 10:30AM in the morning. We have our spaghetti supper next Saturday; we still have tickets available.
Men’s: Paul Benoit stated they meet at 9AM in the morning. They will then assemble the road signs that have come in. Then they can install the signs when the weather is better. After that they will tackle the painting of the fire hydrants.
Girls: Amy Williams stated they are doing crafts

Ron Scott stated the annual meeting is April 27, 2024. Nancy Burke asked for the interviewers to come to the table. Paul Benoit, Ron Scott and David West are the candidates being interviewed tonight. Bart Waymire and Carroll Huffman asked several questions to each candidate.

Adjournment:
Paul Benoit moved to adjourn the meeting, Stuart Farmer seconded; motion carried. Meeting was adjourned at 8:00pm.
